Pre-underwriting check: Ready for review
The problem
Origination teams spend most of their time on documents, not decisions
Mortgage origination teams spend 60-80% of pre-underwriting time on manual document review: stacking paper, re-keying numbers, chasing borrowers for missing pages. Maestro reads the docs for you.
How it works
From document upload to structured pre-UW report in three steps
Maestro handles the extraction and first-pass check. Your team handles the judgment call.
Upload application documents
Drag and drop W-2s, the 1003, bank statements, paystubs, and tax returns. Maestro accepts them as-is: scanned PDFs, digital exports, mixed quality.
Maestro extracts and normalizes
Every key field is extracted: DTI, LTV, gross income, employment type, asset reserves, property details. Each field carries a confidence score. Low-confidence fields are flagged automatically.
Structured pre-UW report lands in your queue
Flags surfaced, data verified, human review scoped. Your underwriter focuses on the flagged items only. The file arrives structured, not raw.
How Maestro works
What Maestro reads and structures
Reads the documents you already collect
Maestro parses the document set your origination team handles at intake: URLA 1003, W-2 and 1099, paystubs, federal tax returns (1040 with Schedule C and E), bank statements, and gift letters. Each form is parsed for the specific fields that feed the pre-underwriting decision, not a generic OCR export.
Catches gaps at intake, not at conditions
The completeness check runs across the full document package at submission time. If a required form is absent or a bank statement is missing pages, the gap surfaces before the file reaches underwriting. One targeted borrower request, not a running list of conditions discovered mid-review.
Platform capabilities
Built for the full document stack
Every document type your origination team touches. Every field that feeds the underwriting decision.
Document types supported
URLA 1003, W-2 and 1099 forms, paystubs, federal tax returns (1040, Schedule C/E), bank statements (3-month and 12-month), gift letters.
Fields extracted
DTI (front-end and back-end), LTV and CLTV, gross monthly income, employment type and tenure, asset reserves, property type, occupancy status.
Confidence scoring
Every extracted field carries a confidence score. Low-confidence fields are automatically flagged so your team reviews the right things first.
Missing document detection
Maestro checks document completeness at upload and surfaces the gap list before the file touches an underwriter. Fewer conditions, fewer round-trips.
JSON export and REST API
Structured JSON export for every report. REST API with webhook callbacks for integration into your existing loan origination workflow.
Human-readable PDF report
Pre-underwriting report formatted for loan officer and underwriter review. All flags cite the source document and field. No guessing where the data came from.
Maestro does not make credit decisions
Maestro runs a pre-underwriting check: it extracts, normalizes, and flags. It does not make credit decisions, does not issue adverse-action determinations, and is not a lender or mortgage broker. Final underwriting authority stays with your licensed underwriter. Built with ECOA and Reg B awareness as lender-facing tooling. Your compliance obligations remain with you.
